Significant Progress in the Remodelling of Miraflores’ Pedestrian Bridge

Miraflores 02/05/2024

Progress continues on the pedestrian bridge works connecting Miraflores with the beach, which began on the 8th of April. The works are advancing at a good pace and, if this continues, the scheduled deadlines are expected to be met.

Renovation Process Underway

Currently, the removal of the deteriorated concrete layer is being carried out, a crucial task to ensure the safety and durability of the bridge. Additionally, a general sanitation is being undertaken in the most affected areas on both sides of the structure, ensuring that the bridge is not only safe but also aesthetically pleasing for all users.

Recommendations and Thanks to Residents

From the administration of Gran Comunidad Miraflores and the companies in charge of the works, Retineo and Cemosa, we wish to thank the residents for their civility and patience during this process.

It is important to highlight that, although the bridge is partially accessible, we strongly advise against its use until the works are completely finished, for everyone’s safety. If it is essential to cross the bridge during the works, please follow all the safety recommendations set out in the temporary signs and remember that it is at your own risk.

Commitment to Quality Work and Safety

With Cemosa’s supervision and Retineo’s experience in rehabilitation, we ensure that the bridge will not only meet the highest standards of quality and safety but will also represent a step forward in the continuous improvement of our community’s infrastructure.

This project not only symbolises a physical link between Miraflores and the beach but also the commitment of our community to the safety and well-being of all residents.

We deeply appreciate your cooperation and look forward to successfully completing this project, significantly enhancing the quality of life and safety in our environment.

Here you will find some photos that reflect the ongoing works.

On the 8th, work begins on the remodelling of the pedestrian walkway linking Miraflores with the beach.

Miraflores, 04/04/2024

Miraflores Grand Community celebrates the start of work on the remodelling of the pedestrian bridge that connects our urbanisations with the beach and the Ronda Litoral promenade.

A renovated bridge for a safe community

The existing pedestrian bridge was in a state of disrepair which was of concern to residents. Its structure needed urgent improvements to avoid risks and lack of safety for users.

A joint effort

The refurbishment of the pedestrian bridge has been a priority for the administrator of Miraflores Grand Community and the management team. For this project, leading companies in this type of construction, such as Retineo and Cemosa, have been contracted and have put all their experience at the service of the community.

Leading companies at the forefront of the project

  • Retineo: Experts in Refurbishment and Restoration

Retineo, with its extensive experience in engineering and rehabilitation, will be responsible for carrying out the refurbishment of the bridge. It should be noted that this company has been awarded the government contract for the repair of 12 footbridges on the Costa del Sol.
Their commitment to excellence and track record of success gives us confidence that the new bridge will be a safe structure that will stand the test of time.

  • Cemosa: Quality Assurance

Supervision and quality control of the work will be provided by Cemosa, a leading company in the infrastructure sector. Their rigorous and meticulous approach will ensure that the new bridge meets the highest standards of safety and functionality.

A clear timeline for efficient execution

Start date: 8 April

Duration: approximately 3 months

The refurbishment works on the pedestrian bridge will start on 8 April next and are estimated to last 3 months.

During this time, the bridge will be closed to pedestrian traffic for a maximum of 2 weeks, in order to minimise inconvenience to residents. When this time comes, the dates of the pedestrian traffic interruption will be communicated.

Benefits for a growing community

The refurbishment of the pedestrian bridge will not only provide greater safety for residents who use it daily, but will also strengthen the connection between Miraflores and the beach, promoting mobility and integration with other points along the coast.

A symbol for the community.

This project represents a step forward in the development and improvement of the quality of life in Miraflores. It is a sign of the administration’s commitment to the well-being of residents and to creating a safe and pleasant environment for all.

Appreciation and commitment

Without the drive of Urszulla Karlsson as president and Ole Sigursson as vocal of infrastructure, together with the coordination of more than 3 years by our administrator Meridional, this project would not have been possible.
Choosing the best companies to participate in the project and obtaining advantageous financing to achieve this project, which has been in demand for years, has been a priority at all times.
Both the board of directors and Meridional would like to thank the residents in advance for their patience and understanding during the works.
We are confident that the refurbishment of the pedestrian bridge will be a success and a substantial improvement to our environment for years to come.

New water regulation measures in Mijas due to the drought

As we all know, there is an emergency situation affecting our community and the whole Costa del Sol. The Junta de Andalucia has declared a situation of «serious and exceptional shortage» due to the drought in our region.

The Town Hall of Mijas, to which our community belongs, issued a proclamation on 13 November 2023, which is still in force, requesting the maximum cooperation of its citizens and obliging the adoption of measures to restrict the use of drinking water. These measures include a ban on watering gardens, golf courses, washing streets, filling private swimming pools, washing cars, among others.

As the situation has not improved, Acosol, which is the public company managing the integral water cycle for the municipalities of the Western Costa del Sol region and the Mijas Town Hall have taken new measures to manage water resources in the face of the drought, highlighting the reduction of water consumption and investments in infrastructure to ensure the supply.

For a better understanding, we will try to break down the main measures:

  • Supply regulation: Gradual reduction of water pressure in the whole of the Western Costa del Sol, including Mijas, from 21st February.
  • Limitation: From 200 litres per inhabitant/day to 160 litres. This is an order of the Andalusian Drought Committee.
  • Restrictions on use: The Prohibitions included in the Drought Decree are maintained, such as irrigation with drinking water of gardens, golf courses, filling of swimming pools, and cleaning of vehicles, etc.
  • Timetable limitations: Reduction of pressure at night, with possible lack of supply mainly in high areas and buildings without a cistern, between 00:00h and 6:00h, except Saturdays.
  • Investments for supply: A new Decree-Law announces the extension of the desalination plant in Marbella and the creation of new desalination plants in Estepona and Fuengirola.
  • Sanctions: Measures against excessive and unscrupulous consumption, with special attention to exaggerated consumption. The Mijas Town Hall is drafting a new regulation with more sanctions.
  • Citizen collaboration: Call for reduction of consumption and awareness of water scarcity.
  • Ordinance and sanctions: In these ordinances, sanctions are established for non-compliance with the measures.
  • Regional coordination: These new measures are agreed in the Costa del Sol drought tables formed by all the municipalities, as is the case of Mijas, as well as the Mancomunidad and Acosol, together with all the operators that provide service in the region.

8 curious traditions in Spain at Christmas

It is a good time to write about more than just the rules in the neighbourhood communities, problems with leaks in the common areas or what taxes you have to pay. Let’s take a break, because we want to tell you about some of the traditions and customs we have in Spain at Christmas time.

During such a special time as Christmas, each country celebrates and lives these dates with its own customs and traditional gastronomy which, on occasions, have much in common and, on others, can be completely different.

We Spaniards have our own particularities when it comes to enjoying these festive weeks, which in our case, take us until 6 January. In case you hadn’t noticed, today we take a look at some of Spain’s most curious Christmas traditions. Have you already incorporated any of them?

Setting up the nativity scene

If there is one thing that characterises the Christmas decorations in Spanish homes, it is the nativity scene. And while in other places the lights and the details of Father Christmas and his elves, not forgetting the sprig of mistletoe, have been the protagonists, the tradition in this land has revolved for the most part around the nativity scene.

The nativity scene, which represents the birth of the baby Jesus in the village of Bethlehem, can be of any size, from the simplest with its three central figures (the baby Jesus, the Virgin Mary and Saint Joseph) to the most elaborate, which constitute authentic models and miniature villages.

In fact, the nativity scene tradition in Spain has contributed to the fact that many historic nativity scenes are exhibited at this time of year and that going with children to see the nativity scenes in different cultural and public spaces in our city is also a classic at Christmas time.

The Song of the Sibyl

The traditional Misa del Gallo (Midnight Mass) is celebrated in Spain after Christmas Eve dinner, to celebrate the birth of Jesus. However, in Mallorca (Balearic Islands) they have an even more unique tradition related to this religious act. We are referring to the chant of the Sybil, which has been listed as Intangible Heritage of Humanity by UNESCO since 2010.

It is a chant of medieval origin, with a Gregorian melody and no instrumental accompaniment, performed by a person dressed in a tunic, with a cape and a sword. The chant of the Sibyl takes place in different temples in Mallorca, although the most emblematic are those held in Palma Cathedral and in the Lluc sanctuary.

The Apalpador

In the Galician mountains, especially in the area of O Courel and O Cebreiro, there is a figure that competes every year with Father Christmas. This is the Apalpador, a Christmas character who every year, on 24 and 31 December, comes to the houses to feel the children’s tummies to check that they have eaten well during the rest of the year and leaves them presents and a handful of chestnuts. This is one of Galicia’s popular traditions that has been revitalised in recent years.

The Holy Innocents

Every December 28th in Spain a very curious date is celebrated: the Holy Innocents. On this day, tradition dictates that pranks are played on family and friends. Its symbol is a paper doll that represents the innocent person who has fallen for the joke that has been played on him or her.

The origin of this tradition is associated with the festival of the fools that took place in the Middle Ages between Christmas Day and New Year’s Day. It was a day of carnival atmosphere in which ecclesiastical institutions were parodied, people dressed up in costumes and sang obscene tunes.

The Olentzero

The Olentzero also leaves gifts for the children of the Basque Country and Navarre. He is a character who leaves the woods where he lives to give presents to children every 24th December. He is a good-natured charcoal-burner, a bit of a rogue and a great lover of food and drink. Another tradition that brings happiness and joy to the youngest members of the family.

The twelve grapes

Undoubtedly, one of the traditions of Spanish Christmas that makes it unique is the twelve grapes, also known as the lucky grapes. Every 31 December it is customary to take one grape for each stroke of the clock at 00:00 hours to welcome the first day of the year and to do so by invoking good luck.

The origins of this tradition date back to the 19th century, when it was already practised by some bourgeois, drinking grapes and champagne at private parties, but it became popular in 1909, when there was a surplus harvest of white grapes in Alicante and a campaign was launched to link it to New Year’s Eve and expand the custom. And they succeeded.

Roscón de Reyes (Three Kings’ cake)

Every 6 January, the «roscón de Reyes» is a must on the tables of Spanish households, one of those traditions that are so much a part of us and which causes endless queues in patisseries and bakeries all over the country. After Twelfth Night, it is typically eaten for breakfast, as a dessert after lunch or as an afternoon snack.

This large sweet doughnut-shaped pastry hides a bean and a small figure inside. Whoever finds the bean in its piece must pay for the roscón, and whoever finds the figurine, in addition to keeping it as a souvenir, must be crowned king. That is why the roscón is sold with a golden cardboard crown.

The 22 December and 6 January lotteries

22 December is a day full of excitement, because this is the date of the Christmas lottery draw. Almost everyone wants to participate and, in the months leading up to Christmas, people buy lottery tickets that can be shared with friends or family (to spread the luck).

The first Christmas lottery draw was held in 1812. Since 1957, it has been broadcast live on television, and it is common for people to follow it live. The most emblematic? The children of San Ildefonso, who are in charge of singing the winning numbers.

As a curiosity, 22 December is also, unofficially, the Day of Health: in this way, people who do not win the lottery are appealing that, at least, they are in good health.

The Lotería del Niño is, after Christmas, the most important lottery draw in Spain.

Before becoming what we know today, the Sorteo del Niño was a series of draws held as early as the 19th century for charity, to fund a children’s hospital. The idea came from María del Carmen Hernández y Espinosa de los Monteros and in 1868 these games were known as El Niño.

Summary First Semester Year 2023

Dear neighbors of Miraflores,,

Welcome once again to our beautiful relaxing corner! It is a pleasure to welcome you to your second home, where the sea and the good temperatures (this year much more than usual) always offer us a good environment to enjoy life

On behalf of all the community presidents and Miraflores employees, I would like to wish you all a holiday full of happiness, relax and fun. This is the perfect time to recharge energies, forget the daily worries and immerse yourself in the beauty and tranquility that this special place offers us.

As many of you know, this year we are facing challenges related to high temperatures and water shortages, as we have experienced an exceptionally dry winter and spring. In light of this situation, I encourage us to make a conscious effort to save water at all times. Every drop counts, and together we can make a significant contribution to the conservation of this precious resource. It is important to remember that water restrictions affect all municipalities on the Costa del Sol, and our commitment to saving water will be critical to overcoming this challenge.

I would like to highlight the work that is done throughout the year to keep Miraflores in perfect shape. The beautiful gardens, clean streets and all the facilities we enjoy would not be possible without the continuous effort of all the people and companies involved in their care. I want to express my special thanks to the Meridional team, our administrator, whose advice and daily work are invaluable to our community. I would also like to acknowledge and thank all the companies that work for us (Jaydo, Franjus Security, Higiser, Sambatel, Elodatec, Mirafibra, Reception) to keep this place in its best condition.

In addition, I cannot fail to mention the effort and constant support of all the presidents of the communities that conform Miraflores. Thanks to their dedication and teamwork, we continue to improve year after year, and each season brings us new opportunities to make this place an oasis of well-being and joy.

On behalf of the Entidad de Conservación Hacienda Miraflores, I wish you all a wonderful stay full of happy moments. Enjoy the beach, the walks through the gardens and every corner that this environment has to offer. Let’s make this summer an unforgettable experience.
Welcome to Miraflores and have a happy and well-deserved break!
Sincerely yours,

Urszula Karlsson

President of the Conservation Entity Hacienda Miraflores and Pueblo Miraflores I.

Weed clearance on the pedestrian walkway that connects us to the beach

We are pleased to inform you about the recent clearing of the undergrowth that made it difficult to cross the pedestrian walkway that crosses the motorway and connects us to the beach. We are aware of the importance of keeping this access in optimum condition and have worked closely with our maintenance and cleaning team to ensure that it looks its best and, above all, is a little safer for everyone.

This bridge, which gives us a direct connection to the wonderful coastal environment and the Senda Litoral, has undergone a necessary process of weeding. With this action, we wanted to start improving this important link between Miraflores and the beach. This improvement not only beautifies our community, but also reinforces the safety of all those who use it on a daily basis.

We hope you enjoy this cleaner access!

Increase of Rubbish Bins in Strategic Locations after Agreement with Mijas Town Hall.

We are pleased to share some news that will contribute significantly to keeping our community cleaner this summer. Following a fruitful agreement with Mijas Town Hall, we have managed to increase the number of bins in strategic areas within Miraflores for this time of year when there is a significant increase in footfall. It is essential to have sufficient waste collection points to keep our communities in excellent condition, and this joint effort will allow us to ensure that during the busiest months of Miraflores, everything is cleaner.

This increase in the availability of waste bins will translate into greater convenience for all homeowners, facilitating the proper disposal of waste and contributing to a cleaner and healthier environment. Our continued collaboration with Mijas Town Hall is an example of the possibilities for improvement that we have when the Board and Administrator coordinate the necessary actions for the benefit of our communities. Let’s take this opportunity to remember the importance of separating waste correctly and using the bins responsibly. Together, we can keep our beautiful environment clean and make Miraflores an even nicer place to live and enjoy

Reinforcement of the Surveillance Service by Franjus: Your Safety is Our Priority

In Miraflores, the safety and well-being of our owners are of utmost importance to us. For this reason, the security company Franjus, in charge of the surveillance of our communities, has increased its efforts to guarantee a safe and peaceful environment at all times.

The reinforcement of the surveillance service provided by Franjus means an increased presence of security personnel in Grand Community. The reinforcement aims to maintain a constant presence, carry out regular patrols and respond efficiently to any situation that may arise. The partnership with Franjus is our ongoing commitment to the safety and security of all Miraflores homeowners and residents. Therefore we stress the importance of using the red boxes in case you see anything suspicious in your community. If in doubt press the button and the patrol will come immediately.

This increased patrol service not only gives peace of mind, but also strengthens our community by providing a safe environment for all to enjoy.

We remind you that security is a shared responsibility, so we encourage you to be aware of your surroundings and to collaborate with our security team to keep Miraflores a safe and welcoming place for all. We are grateful for Franjus’ dedication and commitment to our communities. Together, we will work to continue to improve and strengthen security in Miraflores for the benefit of all.

Summary First Semester Year 2023Read More

Summary of the last six months of the year 2022.

A few months with many improvements and promises kept

Improvements in our streets and gardens

We have managed to improve the collaboration with the Mijas Town Hall for the cleaning of streets and gardens.

We have managed to maintain the support from Mijas Town Hall for the cleaning of Miraflores, which consists of sweeping with both machinery and personnel, as well as the watering of the streets.

The town hall is also supporting us with personnel for the cleaning of slopes. These personnel come from the Renta Básica social and labour insertion programme. This programme creates job opportunities for people who are at risk of social exclusion and who have been unemployed for years and cannot easily access the labour market.

Meridional together with the president are coordinating and supporting the working group that has been set up between the town hall and the Miraflores gardening and cleaning service to optimise these services.

Asphalting of streets

Another great news is that asphalting work has started on Hortensia, Dalia, Verbena and Rosa streets. Meridional has been requesting this work constantly since it took over the administration of Miraflores in February 2020. Even during the pandemic, they were working with the council’s technicians to check the streets.

Finally, thanks to these efforts of the administrator and the work of the technicians and officials of the infrastructure area of Mijas town hall, we can celebrate the start of these long awaited works in Miraflores.

Control of wild animals

We are also collaborating with the environmental department of the town council to control and capture wild boars that have been seen on some occasions in the streets and gardens of Miraflores.

At the same time, complementary measures are being studied to prevent wild boar from leaving their natural environment.

On the other hand, the technicians of the environmental department of the town council have sent us some recommendations and advice:

● Reinforce the fences so that they are not breached from underneath.

  • Do not leave rubbish outside the containers.
  • Do not feed pets in the streets.

River clean-up

In the river area several fallen trees have been pruned and removed, which were creating quite a danger in the area. Many dry plants have also been uprooted to avoid fire hazards and to prevent insects and rodents from entering the area.

These dry plants have been replaced by fescue, creeping rosemary, penisetum, fornio and stipa, which are plants that can stand all year round with moderate watering and look great all year round.

Work on Avenida Del Sol.

Thanks to the impulse of our president Urszulla Karlsson, an agreement could be reached with Riviera to remodel the median that separates the two urbanisations. The work has already started and we expect it to be completed by the end of January.

They have started with irrigation works, repairs to the magnolia tree and the placing of white decorative stones marking the borders of the flower beds. In this way we will have a more beautiful and cared for area all year round.

Paseo Joseph Defresne

At the urging of President Urszula Karlsson and Meridional, it was unanimously approved that the path along the river from the tennis court to the fountain through the Club be named after Joseph Defresne.

With this detail we would like to pay tribute to Joseph after his recent death; a loss that all of us who knew him and worked with him in Miraflores feel very close to him.

For almost 30 years he was a president who worked to improve the Great Community every day; and he did so with a constructive and dialoguing character, earning the respect and support of the whole community year after year.

All the presidents of the communities have praised his career and the work he has done for Miraflores during these 3 decades and naming this promenade after him is our way of recognising his dedication to this community.

Miraflores and Meridional attend La Cala Neighbourhood Council security meeting

Squatting and petty crime were the topics discussed with the police.

On the 12th, one of the first meetings of the Junta Vecinal de La Cala was held and the main topic was security. This meeting was attended by our president Urszula Karlsson and our administrator Domingo Ariza from Meridional.

The meeting was attended by the councillor Tamara Vera of Citizen Participation and Civil Protection, as well as the Head of the Local Police of Mijas, Mr. Juan Manuel Rosas and the Head of the Investigation Group of the Guardia Civil, Mr. David Vivas.

As explained by the Councillor for Citizen Participation, Tamara Vera, it was the residents themselves who chose to discuss this issue «and who asked to have the presence of agents of the State security forces to ask them questions in person and to know through them how La Cala is in terms of security, what situations can be improved and which ones we must continue to demand, all for the benefit of our community».

They responded to the main concerns of those present, stating that Mijas is a very safe municipality, and that crime has dropped by 59% in the last year. Even so, they recommend continuing with the usual security measures during this time of year and encourage people to report crimes so that they appear in the statistics and offenders can be charged when they are arrested.

The security forces meanwhile are going to increase their presence, as an increase in visitors is expected, which may attract criminals who specialize in petty theft.

Our president took the floor to highlight the squatting problems that have arisen in Sirius Street and other areas due to property break-ins. Ms. Karlsson’s intervention generated an important and interesting debate on this issue.

In another intervention, our administrator was interested in knowing how we can report incidents that are not wanted or not worth reporting, because in most cases, it is a problem for our foreign residents because they do not know the procedures or because they are complicated and time consuming.

In this sense we can advance that we are studying with our lawyers, the possibility of creating a document so that the presidents can act on behalf of the owners who so express it and be able to denounce in their name problems of squatting, trespassing or other incidents.

Our representatives were also able to speak personally with the police authorities who attended about the increased police presence in Miraflores, to which they again committed themselves as they have been doing so far.

Urszula Karlsson´s Interview

The interview begins as we take a stroll through Miraflores and head to the community where she has been president for 16 years.
Urszula is polite and jovial but as soon as we bring up the subject of Gran Comunidad she becomes more formal. She takes this responsibility very seriously.

During the walk she has stopped to chat with some members of the community, others have greeted her and another has approached her to discuss a parking issue.

I want to create community, a sense of community, because together we can do more things and do them faster.

  • Miraflores is a Community that includes 18 micro-communities. Coordinating everything must be complicated?
  •  It is not complicated, you just need to dedicate time and be clear about the direction. It is also essential to have a professional and solvent administrator. I am sincerely happy with the work done by the Meridional office. In any case, I have been working and running my own business all my life and I can understand priorities and urgencies. There was also a time when I worked in my husband’s construction company, where I took care of administrative tasks and we grew to 125 employees. It was a very stressful time, but also a very lovely time because I learned the value of working in a team and the loneliness of making decisions, which not everyone likes, but which have to be made.
  • What made you stand for president of Gran Comunidad?
  • I am also a homeowner, I am also affected by everything that happens in Miraflores. I understand perfectly well that some owners arrive with a problem that is important to them. I too have suffered from burst pipes, electrical faults, the poor state of the streets and the lack of parking. I didn’t want to run, but a group of people met with me and insisted that I do it and I don’t regret it. Honestly, I think we have done well during this time, despite the difficult times we have all had. We have been faced with new problems to solve and for which there was no handbook and, honestly, I think we have done well. The essential thing is always to keep the owners safe within the community and that the environment is always clean and cared for. And all the changes we are making are aimed at increasing beauty and wellbeing, without forgetting security.
  • What do you like most about this job as president?
  • The contact with people, being able to help them. I don’t mind receiving calls and e-mails telling me about anything that happens in Gran Comunidad. Nor do I mind being asked questions of any other kind, from legal issues to questions about tax matters. If I don’t know the answer, I give them Meridional’s telephone number or I go to the office myself and speak to them about the problem.
  • What do you like the least about this job?
  • There is really nothing I don’t like, and being president of Pueblo 1, I am already aware of what comes with the job. The most complicated thing sometimes is explaining administrative and legal issues that don’t seem like common sense, but it’s the law. Apart from that, there is nothing I don’t like. Of course there are bad moments, but they soon pass.
  • What challenges do you have ahead of you?
  • There are still problems that we could call historical, that go back 5 years or more and that we are now trying to solve, after years in which nothing has moved. An example of this is the pedestrian bridge. At least we now have it made safe and with a good company, because we have spent many years without it, and thank goodness we have not had any misfortune. It is incomprehensible how no one had worried about the insurance of this basic infrastructure for Miraflores.
  • What vision of Miraflores would you like to implement?
  • I want to create community, a sense of community, because together we can do more things and do them faster. That’s why I think that initiatives such as having this website that can be updated and not be left forgotten and creating a new logo that the 18 communities can use freely and without having to ask for permission, seem to me to be another way of reinforcing the identity of Miraflores.
  • Why has the street and garden cleaning service been changed?
  • Without wishing to take any credit away, and even less so after so many years of service, it is true that complaints had increased and, in order to resolve them, they asked for their budget to be increased (you can find more details in the news). As is normal, we wanted to compare and see what the market was like. For us it was a surprise to see that we´ll get more service for the same money, and they also include other services that were previously paid for separately. So it would be accurate to say that they are comparatively cheaper.
  • Are you going to improve the service or are they just cheaper?
  • The decision was not taken lightly. Before giving the final approval, we also found out about the new contractor and they have a very good track record. Meridional even called other administrators and communities to get their opinion and they have always spoken very well of them and recommended them to us. If they don’t cost us a single € more, I think the decision makes sense.
